Landlord Service Value
As important as price (or fees that we charge), is how we provide real extraordinary value to our clients. For example, once our client turns over their problem tenant to us, we take on the accountability of handling all the stress associated with communicating and dealing with that tenant. The tenant is now instructed to call our office, not the clients, and any further contact with the tenant is referred to us. This frees up valuable client time to do other more important things. Rent loss hemorrhaging stops as well, the eviction time clock is running when the case is turned over to us, we treat each case individually and take the proper legal steps to have the property returned to our client as fast as the law allows, thereby minimizing and limiting rent loss. Our clients reputation is enhanced as well, if the property is an apartment community or even a duplex rental, neighbors can quickly find out that
'the landlord has taken legal action to remove the problem tenant from the premises. This has a positive effect on other tenants who might be thinking about whether or not they too should get behind in their rent payment. They now know that the landlord will take swift and appropriate legal action. There's a reason we have been in business over 31 years, we value our clients and provide more than just a service to them. In most eviction cases, it's easy to get your tenants out, especially if it is an uncontested case. Even in most contested cases, again, it is easy to walk through the legal maze of an unlawful detainer action with the appropriate legal education, skills and experience.
As important as the eviction is, that is the quick return of the premises to our client, with minimal problems generated by the process, governmental agencies, including the Court and Sheriffs office or the tenant, it is important to us that the client gets their real estate asset backed to providing that all important rental income stream of revenue and enjoying a quality tenant who takes care of the property, pays his or her rent on time and is otherwise respectful of any neighboring tenants. Back Rent, Legal Fees, Costs, Money Judgment Collection and Reporting Problem Tenants To National Credit Reporting Agencies
When requested by our clients, we obtain for them a money judgment signed by a judge allowing our clients to attempt collection of any back rent, legal fees and costs associated with their eviction case. Most of our clients are referred to local experienced collection agencies that will, for a contingency fee, do their best efforts at collecting the judgment. Most clients note that the eviction judgment that we obtained for them is picked up by the three major national credit reporting agencies and placed on the tenant's credit report record. This judgment stays on the tenants credit report for at least seven years and the judgment can be renewed for an additional 10 years.
All eviction cases, whether uncontested or contested, will have certain minimal costs associated with each case, they are as follows:
